REYNOLDS CROSSING – MEDICAL OFFICE BUILDING 3 - SHELTERING ARMS AND VERITAS COLLABORATIVE

Project scope included mechanical, electrical and plumbing system design for a new 40,000 SF, two story medical office building. The project was designed in phases as a core/shell and multiple tenant upfits. The first floor tenant upfit for Sheltering Arms included a physical therapy pool that required special mechanical, electrical and plumbing systems to accommodate the pool environment. The second floor tenant upfit for Veritas Collaborative included a commercial kitchen with Type I and Type II kitchen hoods, with grease and dishwasher exhaust, and make-up air systems. Variable air volume rooftop air handling units, and variable volume terminal boxes were designed to provide ventilation requirements per the FGI Healthcare Guidelines. The electrical design included switchgear, tenant sub-metering, lighting controls and fire alarm. The plumbing design included primary and emergency roof drainage, core restrooms, water entrance backflow protection with a pressure reducing station and shell building distribution mains and risers.
